We are looking for a Facilities Manager to join our team at our main office in Zoetermeer, The Netherlands.
The facilities department currently consists of 2 Facility Coordinators and as their Facilities Manager at Seaway7, you will be responsible for the office building and all other facilities necessary to provide a good and safe working environment for staff members.
This will include but is not limited to: building security, creating safe working conditions to governmental and fire brigade regulations, ensuring all ancillary services are carried out properly, maintaining the outside and inside of the building including the parking area, ensuring the air conditioning, heating and all other systems are working to full capacity, facility contract administration. All in collaboration with the facilities coordinators.
What you will be doing
- Building management / long-term maintenance plan
- Housing management (occupation rate, furniture, in house moves)
- Administration on duty to reduce energy consumption (energie besparingsplicht)
- Discuss and monitor hazard identification & risk assessment (RI&E) of the office
- Be part of the Emergency Response Team (BHV)
- Continuous oversight of all contracts in the Facilities Department
- monitoring SLA, quality and service in general
- monitoring KPIs (critical performance indicators)
- signalling end of contract, extensions, start new tendering procedure
- negotiate service and quality guarantees and delivery terms in cooperation with procurement manager and ensure that purchasing costs are within budget
- consultation and information exchange with the performance managers (line managers who experience the quality of service in operational work daily)
- drafting and reviewing contracts and ensuring that they comply with laws and regulations and the requirements of all parties involved
- review management information, identify, and optionally resolve bottlenecks
- monitoring set budgets, CAPEX budgets, cost savings and other financial goals, administrative tasks, such as keeping all contract files in order
- ensures that the correct certification is kept up to date
- handling and follow-up of HOC cards and related matters

- Bachelor level of education (HBO) Facility Management or relevant working experience
- Minimum of 5 years’ experience in similar position
- Proficient in evaluating situations and formulating solutions
- Organization-sensitive (understand what is happening around you)
- Pro-active in approach and highly visible to business stakeholders
- Good knowledge of oral and written English and Dutch
- Budgeting skills
